Our Goals and Objectives 2010

Our business aims for 2010/11 are;couple on bench small

  1. To invest in our existing homes and build new ones
  2. To deliver service excellence and nurture our can do culture
  3. To provide efficient services and promote financial inclusion
  4. To deliver our promises to tenants in Rutland
  5. To be aware of our environmental impact

Our Mission Statement states that we will be "Inspired by the communities we serve ….

  • to be the first choice for quality homes and services
  • to make a positive difference to people's lives"

Spire Values
Spire Homes has developed a set of values that underpins everything it does and these are:

  1. Quality – In everything we do
  2. People – Who really care and make a difference

  4. Community – Focused and conscious
  5. Environmentally – Aware and active

Spire essential values mean Quality, People with Pride in our Community and Environment.

We have agreed five main Business aims to take the business forward.  These are set out below.                

1.   Invest in our existing homes and build new ones

To achieve this aim we will:

  • Ensure all properties meet the Decent Homes standard as an absolute minimum
  • Have plans in place to improve our properties to protect our assets and to make them desirable homes
  • Ensure we make the best use of the properties, land and sites we own to make exploring all options for development use or re-designation.   Seek out new business opportunities, which compliment our mission and strategic direction.  Our aim is to achieve a total of 6000 units in ownership or management by 2012.
  • Respond to opportunities in surrounding growth areas.
  • Continue to meet affordable housing needs and be the major provider of new homes, in the areas in which we currently operate.   House illustration
  • 2.        Deliver service excellence and nurture our ‘can do’ culture

To achieve this aim we will:

  • Value our staff as our greatest asset foster a team spirit and a culture of continuous improvement that involves staff at all levels.
  • Continue to invest in organisational development, fish awards and to celebrate the achievements of our staff.
  • Work through our Customer Excellence Group to ensure we meet the diverse needs of all our tenants and customers.
  • Undertake service reviews, benchmark performance and seek out good practice and innovation to enhance service delivery, we will continue to look for opportunities to excel and pilot new ways of working.
  • Continue to build on the successful involvement of customers in all aspects of our business, putting them at the heart of decision making and learning from their feedback
  • Build upon our Resident Led Self Regulation Framework and Tenant Inspector Work.
  • Pilot local standards in partnership with the TSA and our tenants.

3.        Provide efficient services and promote Financial Inclusion

To achieve this aim we will:

  • Develop a culture throughout the organisation of achieving value for money by ensuring our staff understands costs are financially smart and committed to budgetary management.
  • Ensure we recover all income due to us in particular we will focus on service charges, with a plan in place to analyse costs and determine what gap currently exists in recoverable costs. 
  • Use our IT to provide better, more efficient services to our customers and to develop more efficient working practices.
  • Provide opportunities for employment and work experience to local people and graduates in partnership with other agencies.
  • Provide advice and support to customers facing financial hardship by ensuring our staff are skilled and equipped to help and by developing partnerships to provide services to financially excluded tenants
  • Explore ways of enabling communities to access services.

4.        Deliver our promises to tenants in Rutland

To achieve this aim we will:

  • Have plans in place to deliver programmes of improvements on time and in accordance with the promises made to tenants in Rutland
  • Ensure funding is in place at every stage of the process
  • Monitor the delivery of promises and provide regular reports to the Spire Homes Board and the Rutland Management Board
  • Involve tenants at every stage ensuring that they shape and influence the delivery of promises and monitor their achievements

5.        Be aware of our Environmental Impact

To achieve this aim we will:

  • Develop asset management programmes that prioritise increasing energy efficiency of our existing homes and reducing carbon footprint.
  • Build new homes to excellent eco-standards and with high standards of recycling and renewable components.
  • Reduce the environmental impact of our business by recycling as much as we can by understanding our carbon footprint and aiming to reduce it through unnecessary travel and waste etc.
  • Explore initiatives to retrofit our properties with solar panels, air source heat pumps, improved insulation etc and include them as standard on new build properties.
