Permission to alter my home

Please use this form to inform us of any physical alterations (internal or external) you wish to make to your property, which may need our written permission. This can include (but is not limited to) changing doors, windows or fences, and where you may need planning permission for extensions, conservatories etc.

In many cases, we will be able to grant permission in writing without asking you for more information, but in some instances we may need to visit your property to assess your proposals in more detail.

(Please note, you only need to complete the sections relevant to your request. Ensure that you have read the declaration below before submitting this form).   

  • The Declaration
    1. If your property has Asbestos at present, you must not begin any works until a survey has been carried out or sent you by Spire Homes.
    2. If the proposed works are subject to Planning or Building Regulations Approval Notices, under the Party Wall etc. Act 1996 or any other statutory approvals, these obtained and a copy forwarded to Spire Homes prior to the commencement of the works. This may be applicable for structural work i.e. erecting porches/conservatories.
    3. Neightbours must agree to any works that may affect them (applicable for fencing/fence painting and parking large vehicles on driveways). Spire Homes may contact them for confirmation. Under no circumstances should your neighbours access/egress be affected.
    4. Ceiling fans are not permitted under any circumstances in a room which contains any open fire, gas fire, gas appliances or any central heating boiler.
    5. All work must be carried out by a competent tradesman. All electric must be carried out be a qualified contractor (NICEIC, ELECSA, NAPIT - certified) at your expense. Upon completion Spire Homes must be forwarded the appropriate Completion Certificate.
    6. All gas work must be carried out by a Gas Safe registered gas fitter and upon completion a Safety Certificate must be forwarded to Spire Homes.
    7. The entire cost of all works and associated costs are to be at no expense to Spire Homes, including all future maintenance. If work is not completed to a satisfactory standard, Spire Homes are empowered to complete the works and charge the cost to you.
    8. Spire Homes reserve the right to require you to remove the works and reinstate the property to its former state, entirely at you expense, should either party terminate your lease.
    9. Any damage caused to the property is to be made good to the satisfaction of Spire Homes at your expense.
Section 1 - Your details





Section 2 - External work to the property
Planning permission may be required for this – make sure you check with your local council and written approval will be required where necessary.


In all cases, the maximum size permitted is 8ft x 10ft and in some cases lower size restrictions apply. The building must be manufactured from new materials and erected on a concrete or slabbed base. Maintenance of the structure will be your responsibility. *Aviaries: Must be kept clean and free of droppings, spoilt food etc, and free of vermin, not overcrowded with birds and we reserve the right to withdraw permission if justified by complaints from neighbours.



Please describe where you wish to erect the building.
All fencing must be constructed of new materials. Height restrictions will always apply* and, in some areas, open plan covenants preclude erection of fencing. You may also require planning ermission. Please ensure that your neighbours have no objection before you apply for permission. We may contact them for confirmation.

* Maximum permitted height is 1m (3'3'') in front of the building and 1.8m (6') to the rear.

You will need to submit a planning application to your local council and payment for this is your responsibility. A copy of the plans and proof of planning permission, must be sent to Axiom







There are restrictions on the size/type. You must not site the vehicle prior to obtaining written permission from Axiom. Parking any vehicle of the above other than on a driveway or properly constructed hard standing is not permitted.

Section 3 - Internal work to the property
All work must be carried out by a competent tradesman. If you fail to complete the work, or it is not to a satisfactory standard, we are empowered to complete the works and charge the cost to you. ** Ceiling fan/lights are not permitted under any circumstances in a room which contains any open fire, gas fire, gas appliance or any central heating boiler.



























“Hard” flooring such as laminate, ceramic etc is not permitted in upper floor flats (1st or 2nd floor), due to noise. There are standards laid down by L&H Homes for this. We will send details to you. Maintenance will be your responsibility. IMPORTANT: Laminate flooring is classed as part of the CONTENTS of the property, so is any damage.












Please describe any other details such as type e.g. white uPVC etc. Note: Full structural specification is required before consideration can be given for any of the above requests. This work is governed by legislation and in some cases Building Regulations will also be required. We will send you details. Maintenance of the above will be your responsibility.
